The Kearney city council approved various actions that would allow for the creation of an eventual 45 housing lots near M Avenue for Kearney Area Habitat for Humanity, (Brian Neben, Central Nebraska Today)

KEARNEY — The Kearney city council approved various actions that would allow for the creation of an eventual 45 housing lots near M Avenue for Kearney Area Habitat for Humanity.

The land in question lies east of M Avenue and north of E. 17th St.

Craig Bennett with Miller & Associates appeared representing Kearney Area Habitat of Humanity, Kdiver, LLC, Exhunting, LLC and the City of Kearney.

The actions presented included an alley, street and subdivision vacations, a future land map amendment, rezoning, preliminary plat and final plat.

Benntt said this represented a unique collaboration between all of the parties involved. He noted that Habitat for Humanity owns two tax zones to the south of several platted lots owned by the two limited liability companies and the City of Kearney owns a former railroad right-of-way to the north.

There is also an existing home within the limited liability company owned lots.

The plan for the property includes vacating all of the exiting lots and allowing for the platting of 45 housing lots for Habitat for Humanity to build upon.

This map shows 18th St. being extended to the east and eventually three cul-de-sacs would lie on this route. The exiting home would be included in one of the lots.

Bennett said Habitat for Humanity builds around three homes a year, so they could build in three phases for around 15 years.

The final plat for the area includes the first phase of 18 housing lots and also includes the existing home in the area.

The City of Kearney staff’s finding of fact was that the lots meet with the intentions of R-1D zoning purposes, and the layout is compatible with the surrounding land uses.

The Kearney Planning Commission had approved the actions unanimously. The city council members followed suit and voted in approval of each of the actions.
